Blackridge, a GREAT PLACE to LIVE!
Blackridge is a special and unique community that offers many wonderful community events, parties and educational sessions. All of these have been made possible through our Blackridge Civic Association, Garden Club, and the Swim Club. Through the cooperation of many residents, we have developed such a unique community experience that we should all be proud to live here.
Our mission is to preserve our clubhouse and swimming pool and make the necessary improvements so that Blackridge continues to be a GREAT PLACE to LIVE.
Just like our homes, the home of the Blackridge Civic Association, Garden Club, and Swim Club needs some loving attention to keep it in great condition.
Over the last year, we’ve needed to spend significant money just to keep the clubhouse open and operational:
- Plumbing: We spent $10,400 for significant plumbing repairs including: replacing the plumbing house trap to get the toilets functioning, replacing the driveway drain pipe, power washing the drain leaders, cleaning all gutters and replacing the janitorial faucet.
- HVAC: Our HVAC units which provide heat and cooling to the main ballroom are non-functional; they are essentially blowing out cold air. Both units are at least 20 years old and we’ve received recommendations to consider replacement rather than sinking money into HVAC units that are reaching end of life. Full replacement estimates for both units are $12,000.
- Roofing: We also still have the roofing replacement situation that has been deferred over the past 20+ years with estimates between $25,000 - $35,000.
What has become painfully obvious is that we require a significant infusion of capital to upgrade and renovate the clubhouse if we are to continue to use the building for our community events and the ongoing rental revenues.
The items listed above are just the immediate needs, however due to the age of the clubhouse (built in 1954) and the swimming pool (built in 1972) it is apparent that a concerted and planned capital campaign is imperative for the future viability of our assets.
Our board has begun working on our fundraising/donation campaign for 2011. We have set a tremendously aggressive goal of raising $75,000 to accomplish all the needed repairs and updates.
